Pool Deck Resurfacing Service Area in Manatee County FL
Lakewood Ranch first, with full coverage across Manatee County and into northern Sarasota County. Below: the villages we work most, plus a complete list of cities served.
Lakewood Ranch Villages We Serve
Lakewood Ranch spans 33,000 acres across Manatee and northern Sarasota County, with eight residential villages plus surrounding new-build communities. We work all of them. Each village has its own architectural review committee with slightly different finish preferences. We handle the ARC submission package as part of every job.
Country Club
The original Lakewood Ranch village. Most homes built 2002-2010 with cool deck finishes now due for refresh.
Country Club East
Mid-2000s build-out. Mix of cool deck refreshes and travertine upgrades through ARC review.
Lake Club
Premium village. Travertine is the preferred finish at ARC review here.
Esplanade
Newer (post-2014) build-out. ARC reviews most pool deck refreshes.
Lorraine Lakes
Newer village. Standard pool deck finishes installed at build are reaching first refresh window.
Mallory Park
Mid-2010s build. ARC-approved standard finishes for cool deck refresh and travertine.
Polo Run
Solar-community village. Standard pool deck finishes through ARC review.
Star Farms
Newer village. Standard ARC review process for visible exterior changes.
Cities and Communities Served
Beyond Lakewood Ranch, we cover the rest of Manatee County and the north end of Sarasota County. If your home is in one of the communities below, you're in our standard service area.
Don't see your community listed? Call us, the service-area boundaries are slightly fuzzy at the edges and we make exceptions for jobs that fit our scheduling.
Manatee County Pool Density
Pool penetration in Lakewood Ranch and surrounding Manatee County is roughly 60 percent of single-family homes, three times the Florida average. Most of those decks were installed with acrylic cool deck finishes between 2002 and 2015 and are now 10 to 20 years into their service life.
That's the work we do. Cool deck refresh, concrete overlay, travertine upgrade, and the slab prep that makes any of those last. We work Manatee County week in week out, and we know the soil (Myakka fine sand), the climate (UV 11+ for five months), and the village ARC processes by heart.
Northern Sarasota County
We also serve the north end of Sarasota County including University Park, Palmer Ranch (north portion), and the corridor along Fruitville Road. Pool construction patterns in northern Sarasota County mirror Lakewood Ranch: most decks were originally finished in cool deck and are now coming due for a first refresh or first travertine upgrade.
Call to confirm coverage for jobs south of Bee Ridge Road, we still take those on a case-by-case basis depending on scheduling.
